Like others have said, they are probably listing it lower, just people are bidding 900k and it's buying theirs.

Example...

I always bid a couple thousand (depending on actual price) lower than the average to try and find anyone slightly cutting theirs to sell faster. Saving a couple thousand here and there adds up.
