sometimes leases do come with clauses that cover owner sale to the tune of "30 days notice" or something like that. Its shitty, but one of those things you rarely think will happen to you as a renter unless there's a "for sale" sign in the lawn when you move in.
Check the lease. If there's no clause covering the landlord in case of sale then yeah, landlord probably trying to strongarm. Although I doubt your friend will be able to stop the sale, there may be recourse if your friend is aggressive via small claims court. Maybe gets lucky if they talk big to the landlord and end up with a few months coverage in their new place to match the duration of existing lease.

Ain't that the truth. State-to-state it can vary so much that sometimes it will feel completely in favor of the landlord, other places 100% behind the tenant.
Probably the best advice on the subject from us non-legalists.

Here's what you do. Start looking around antique shops, especially those in areas with a Jewish population nearby. You'll want to look for something called a "dybbuk box" it will look like an old wooden jewelry box sealed with wax, usually red like on whisky bottles. What you wanna do is, AFTER your friend gets her ***moved out, take the dybbuk box in the house and bust it open, shout "This house is yours now! Have fun!" then leave and never look back.
