There were actually a few islands off the coast of Okinawa, Japan going for about 2.5mil US a piece. One of them had a super awesome home built, but the house was far too big for my taste to live there alone.
Honestly I never imagined islands, even small ones, were so cheap.
Some of them are the size of small cities, but they aren't developed in any way, and come as is. So you're really only paying for the land which has little to no natural resources. Hence the reason why they're so cheap.
There was one island I saw worth 15mil that was the size of Calgary. I want it.
I'd make it an Anime/Manga convention Haven.

Generally, those who yearn for their own island, in reality need a dictatorship physiologically.
Or simply a get away from the hustle and noise that comes with living in a metropolitan city.
